FLORIDA HOMESTEAD EXEMPTION

The State of Florida allows homeowners a break on the real estate taxes for their primary residences. To qualify for a Homestead Exemption, you must own the property and it must be your permanent residence "to the exclusion of all others either in Florida or in another state" as of January 1st of the year you are seeking the homestead exemption.

Now is the time to apply for Homestead Exemption and other tax exemptions! Filing for Homestead Exemption is important because it not only provides a substantial reduction to your real estate taxes, but also caps the amount of annual increase in assessed value on your home.

You may apply for this exemption online, or mail in an application. There is a limited time for you to apply in order to recognize the benefits for 2017. You must apply for your Homestead Exemption between January 1st and March 1st, 2017.

You may call the property appraiser at 305-375- 4125. If you choose to apply in person, you may do so at any of the property appraiser's offices including the following locations:

All offices will be closed on legal holidays, January 16th and February 20th.

The Miami-Dade County Property Appraiser Online Services can be used to apply for Homestead Exemption and Transfer of Homestead Difference (Better known as Portability). Before you begin, each applicant will need the following:

  • Property Folio Number
  • Social Security Number
  • Date of Birth
  • Marital Status
  • Florida Driver's License Number (reflecting the property address)
  • Florida Automobile Registration (reflecting the property address)
  • Florida Voter Registration Information (U.S. Citizen) (reflecting the property address)
  • U.S. Permanent Resident Immigration Number (Non U.S. Citizen)
