/When I first take buyers out on the first day of showings, I often use a little shock value.
We grade each home we see by writing on the MLS listing sheet. Then, at the end of the day, we gather up the 5-6 listings and I rip up any sheet that does not have an "A" on it.
The reaction and the lesson is powerful.
