The Residences at 1428 Brickell
Extraordinary Residences Deserve Extraordinary Representation.
An Independent Buyer's Perspective from Hal Feldman, Realtor® and Super Ambassador for 1428 Brickell
There is no shortage of websites describing The Residences at 1428 Brickell. Most will show you beautiful renderings, impressive amenities and extraordinary views.
But purchasing a luxury residence before it is built involves much more than choosing a floor plan.
It requires understanding the developer, evaluating the design and construction philosophy, considering the financial commitments, and knowing which aspects of a transaction may be negotiable.
That's where I come in.
I'm Hal Feldman, also known as MiamiHal. I'm an independent Realtor® with RE/MAX Advance Realty and a designated Super Ambassador for The Residences at 1428 Brickell.
My role is not simply to introduce you to this exceptional development. It's to help you understand what you're buying, evaluate your options and make an informed decision with an experienced advisor representing your interests.

A Different Kind of Residential Development
The Residences at 1428 Brickell is a 70-story luxury residential tower being developed by Ytech on Miami's prestigious Brickell Avenue.
The building includes a limited collection of 195 residences, with expansive east-facing views toward Biscayne Bay, thoughtfully designed interiors, substantial private terraces and more than 80,000 square feet of amenities reserved exclusively for residents and their guests.
A distinctive feature of the development is its solar-integrated western façade, designed to generate electricity as part of the building's innovative approach to architecture and energy efficiency.
Its design team includes internationally recognized Milan-based ACPV Architects, led by Antonio Citterio and Patricia Viel, together with Miami-based Arquitectonica.
Yet the specifications alone do not fully explain what makes this building different.
To appreciate that, it helps to understand the philosophy of the developer and the extraordinary attention being paid to how these residences are designed and constructed.
I've Seen the Difference Firsthand
One of the advantages of my relationship with Ytech is the opportunity to go beyond the marketing materials.
I've traveled to Italy to meet the people responsible for bringing the developer's vision to life.
I visited the Italian stone quarries where materials were being considered and selected for Ytech's projects. There, I gained an appreciation for the painstaking process of selecting natural stone, including the importance of consistency, color, character and veining.
I also toured the Arclinea factory and met with CEO Angelo Monaco, learning firsthand how traditional Italian craftsmanship and precision manufacturing are combined to produce extraordinary kitchens. These are not simply standard kitchens selected from a catalog. The materials, finishes and configurations are carefully coordinated to complement the individual residences.
At the headquarters of ACPV Architects, I met Antonio Citterio and Patricia Viel and learned about their architectural philosophy and their collaboration with Ytech.
These were not simply sales presentations. They were opportunities to understand the people, design decisions, manufacturing processes and quality standards that ultimately influence the finished residences.
There is a substantial difference between selecting luxury finishes and creating a residence in which materials, architecture, engineering and craftsmanship are thoughtfully integrated.
I've seen the care that goes into those decisions, and I can share that perspective with you.
The Developer Matters as Much as the Development
Luxury real estate marketing is filled with superlatives.
What interests me more is execution.
My experience with Ytech has given me direct insight into the involvement of its founder and CEO, Yamal Yidios, and the company's approach to developing luxury residential properties.
One of the things that distinguishes Ytech is the degree of attention its leadership gives to decisions that many developers might delegate or approach primarily from a cost perspective.
I've seen examples of the company's willingness to reconsider design and material decisions when the results do not meet its expectations.
This reflects a philosophy in which the finished product, rather than simply the construction budget, remains central to the decision-making process.
For a buyer making a substantial financial commitment years before delivery, understanding the developer's standards, priorities and approach to execution is essential.
Of course, even the most committed developer cannot eliminate the inherent risks of preconstruction real estate, including construction delays, changes in market conditions and other uncertainties.
But understanding the people and philosophy behind a development provides valuable context for evaluating the opportunity.
Why Independent Buyer Representation Matters
Buying preconstruction real estate is fundamentally different from buying an existing condominium.
You're entering into a contract for a residence that has not yet been completed, with financial commitments and contractual obligations that may extend over several years.
The developer has an experienced sales and legal team working on its behalf.
Shouldn't you have someone equally committed to protecting your interests?
My experience includes working on both sides of the preconstruction sales process, including serving as Director of Sales for a development and representing individual purchasers.
That background helps me understand how developers evaluate transactions, how negotiations unfold and where there may be opportunities to structure a better purchase.
Depending on the development, unit, timing and contractual circumstances, negotiations may involve:
Purchase price and overall transaction economics
Deposit amounts and payment schedules
Developer fees and closing-cost considerations
Residence upgrades and customization
Change orders and related contractual provisions
I've successfully negotiated transactions involving multiple rounds of discussions with developers, achieving changes to deposit schedules, overall deposit requirements, purchase terms and residence upgrades.
These are not hypothetical negotiating points. They are outcomes I've achieved for clients.
Of course, no particular concession or result can be guaranteed. Every transaction is different, and any negotiated changes require developer approval.
I also encourage purchasers to have their contracts reviewed by qualified legal counsel experienced in preconstruction condominium transactions.
My objective is to help you understand the complete financial and contractual picture before making a commitment.
The Residences: Finding the Right Fit
The Residences at 1428 Brickell offers two- to four-bedroom-plus-den configurations, including dramatic duplex residences and a distinctive penthouse collection.
The residences have been designed to emphasize generous proportions, natural light, privacy and indoor-outdoor living.
Among the features are expansive glass walls, private terraces, Italian-designed kitchens and carefully considered interior finishes.
But selecting a residence involves more than counting bedrooms or comparing square footage.
I encourage buyers to consider questions such as:
How does the floor plan accommodate the way you actually live?
What are the differences in exposure, elevation and views?
How does the interior configuration compare with alternatives?
What is included in the purchase price, and what may involve additional expense?
How do the deposit requirements and anticipated ownership costs fit your financial objectives?
What are the implications for future resale and marketability?
These are conversations worth having before selecting a residence.

Private Amenities, Designed Around the Resident
The development includes more than 80,000 square feet of private amenities distributed throughout the building.
Among the planned features are a spectacular rooftop pool, wellness and fitness facilities, private entertaining spaces, guest suites, family-oriented amenities and personalized services.
Unlike mixed-use hospitality developments, the amenities are intended for the exclusive use of residents and their guests.
For me, the more important question is not simply how many amenities a building offers.
It is whether those amenities are thoughtfully conceived, properly integrated into the residential experience and consistent with the level of service buyers expect.
The associated operating costs and condominium assessments should also be considered as part of a complete purchase evaluation.
